Online Self-Study classes are self-directed, pre-recorded classes. You can begin this class at any point after your purchase.

Course Objectives

This course provides Washington State mortgage loan originators with critical updates and guidance in two key areas of focus for the Washington State Department of Financial Institutions (DFI): regulatory enforcement trends and examination expectations, and Washington-specific appraisal considerations, property characteristics, and consumer resource awareness. Participants will gain practical tools to operate with greater compliance confidence while reducing risk to themselves, their companies, and the borrowers they serve.

By the end of this course, participants will be able to:

  • Identify the DFI's current enforcement priorities and describe the most common violations identified during examinations of Washington-licensed mortgage professionals.
  • Interpret DFI enforcement patterns and apply examination focus areas to day-to-day origination practices to reduce regulatory risk.
  • Recognize Washington-specific property and appraisal challenges — including unique geography, zoning practices, shoreline regulations, environmental sensitivities, and manufactured home rules — that frequently affect loan origination.
  • Describe the Down Payment Assistance (DPA) programs available through Washington State and explain the MLO's obligation to make consumers aware of available assistance resources.
  • Apply ethical conduct and regulatory compliance standards to origination activities in a manner that supports informed, transparent guidance for consumers across Washington's mortgage market.
